The Story So Far


The Property GBC comprises 2,645 sqm/28,450 sqft in 8 two storey, 1987 built office buildings in a terrace with an adjacent, very maturely landscaped car park for 144 spaces and a leisure area. It is let to 8 tenants, including Royal Liver Assurance, Shipleys Accountants, Sinclair Pharma Plc, Grange Management and Tectrade Computers.

It was developed by Heron Hi-Tech, designed for office use, but built at a time when open B1 planning consents were being resisted by local authorities, who viewed them as eroding their industrial base. Heron Hi-Tech appealed and succeeded, so GBC now benefits from open B1 consent throughout.

The buildings are now approaching 25 years old and look a little tired. We are lavishing our usual "tender loving care" on them. Hut Architecture have devised a phased upgrade strategy, which we implement as a building becomes vacant. World Wildlife Fund, originally in 5 GBC, recently exercised a break which gave us the opportunity to upgrade the building to include comfort cooling and raised floors. We were approached by Sinclair Pharma plc to take 11,000 sqft plus, but 5GBC was only half that size. Fortunately, at the same time, Bachy Soletanche, in 4GBC, vacated so we took a surrender in return for 3 years rent and upgraded 4GBC to match 5GBC. We have let both of them to Sinclair.

This is the largest letting in Godalming and the surrounding area for some time.
