The Property This is a good quality distribution building only 1 mile from Junction 21A of the M1 motorway. It is prominent and surrounding occupiers include Booker, Midlands Co-Op Society, AA and Selfridges. We bought it prior to auction. It is let to Royal Mail Group Plc until 2013 and was slightly under rented when we bought it.

The building totals 27,000 sqft and sits on a site of over 1.5 acres, low site cover of about 40%. More importantly, the building is well located on the site in that it sits to one side so that all of the site area is usable. A very important point often overlooked when considering site densities and footprints.

Why Buy? This is a very dry investment for us, not our usual buy, but we were attracted by the low site cover, one of the fundamentals we always look for, and the way in which the building is positioned on its site. Good factors when considering demand and rental value. We now hold this investment for growth in the medium/long term.
