The Story So Far


The Property. We have always liked Southwark and are currently looking for more. Good quality buildings are hard to find, but this is one of them. We consider Southbank to be one of London's most dynamic commercial, residential and cultural centers, home to Tate Modern, Vinopolis, Gabriel's Wharf, Globe Theatre, Royal Festival Hall, National Theatre, London Eye and more, all with very good transport links via the Jubilee Line.

This is a new high specification office building with fully accessible raised floors and comfort cooling. It totals just under 1,860 sqm/20,000 sqft and is multilet, on a floor by floor basis, to occupiers such as London Ambulance, Cofathec Heatsave, a subsidiary of Gaz de France, HLM Architects and Cezanne Software. The average rent was, on buying, only 235 per sqm/22 per sqft.

The ground floor tenant, Commission for Social Care Inspection, exercised a break, we spent the dilapidations money on an upgrade and let to HLM Architects at 350 sqm/32.50 per sqft. HLM relocated from as far north as Camden demonstrating Southwark's appeal both to City corporate and to creative companies. It is a good place to work. The latest letting, as at November 2008, was to London Ambulance who took the fourth floor at 37.50 per sqft.

Although the building is only 4 years old, we decided that the entrance lobby did not present the building as well as we would like. We commissioned Utility to devise an upgrade scheme, signage, etc, to make entering the building a more uplifting experience. The result can be seen in the photographs below. We think that Utility have managed to give the entrance lobby the wow factor. Important in an area like Southwark. More information at

Why Buy? The extension of the Jubilee Line provides rapid access to the West End, Canary Wharf and east to Stratford. It has transformed the area and continues to do so. For example, IPC and RBS occupy 28,000 sqm/300,000 sqft at Land Securities' Bankside scheme and Palestra, a new 28,000 sqm/300,000 sqft office building, is home to London Development Agency.

A top quality new office building with clear floor plates, cooling and raised floors, in an increasingly dynamic part of Central London, previously let at low rents and therefore with considerable opportunity for growth.
