The Property  Staffordshire is not a location that we had previously considered. Newcastle Under Lyme, near Stoke on Trent, is almost exactly midway between Birmingham and Manchester. The region is well served by arterial roads and motorways with very good access to both junctions 15 and 16 of the M6 motorway. As a result, the area is now attracting numerous Regional Distribution Centres including buildings occupied by Sainsbury's, B&Q, Asda, TKMaxx and New Look.

Lymedale has been developed over the last 5 years and freeholders now include Standard Life with 200,000 sqft let to Asda and Deutsche Asset Management with 400,000 sqft let to New Look.

G Lymedale was built in 2001, is 4,920 sqm/53,000 sqft, 10 m/33 ft high and let to Total Home Entertainment UK until 2011. The rent when we bought was only 3.90 per sqft/£42 per sqm and reviewed as at 2006 to 4.25 per sqft/£45.75 per sqm.
