The Story So Far


The Property  Reigate is an established office centre with Watson Wyatt, Kimberley Clark Europe, Esure and Canon UK all having chosen the town for their HQ. This is a 1985 built impressive standalone office building on ground and three upper floors. It is in a superb corner location almost immediately opposite Reigate Station, with a regular service into London Victoria and London Bridge within 45 minutes. It is also well located for access to London Gatwick Airport, 6 miles to the south.

The building totals 1,315 sqm/14,175 sqft and is cooled. It also has 44 car parking spaces, a very good ratio for Reigate at 1 space per 1:30 sqm/1:322 sqft and is ideal as a corporate headquarters, having both location and presence. The building was let to Eurodis Electron plc when we bought it, they went into administration and we inherited a vacant building.

The Japanese word for crisis is the same as the Japanese word for opportunity. Our view was that we now had the ability to upgrade the building. We have rebranded it Reigate Place, installed new comfort cooling, LG3 compliant light fittings, carpet and new WC's, all to a much better standard than Reigate is used to seeing.

The following photographs will show you what a good interior designer, Utility, plenty of imagination and not a little money can achieve. The ground floor went to TDK UK, the first to Bishop Cavanagh, the second to Enturia Healthcare and the third to WS Planning, all quickly and at top rents for upgraded space. The quality of the upgrade is such that rents in Reigate Place are only fractionally beneath rents in 45 London Road, the new building next door.
