The Property This is a detached modern 1980's built office building of 780 sqm/8,400 sqft plus 6 car parking spaces. The building was multilet to tenants of varying strength when we bought with Mailroom Management Services occupying the ground floor, Intelligent Environments Europe on the first floor and Canada Life Group on the second.

The building is in a very attractive location, close to the junction with Richmond Hill in a mixed area of commercial and residential uses including a variety of boutique retailers and restaurant/bar operators. It is elevated on the east bank of the Thames, with excellent views across the River and west towards Petersham Meadows and Glover Island.

All of the occupation leases expired in March 2008, we prelet the first and second floors to Mailsource Management Services, a subsidiary of Swiss Post, and comprehensively upgraded the building to include air conditioning, new windows, etc with a view to repositioning the building in the local market. We have rebranded it Richmond Place and made numerous other alterations to increase its prominence and “put it on the local map”.

The upgrade was completed in Spring 2009 and we are letting the ground floor at a rent which reflects the much improved quality of the building and prominence to Petersham Road. We have also obtained planning consent to expand the available uses to include A2 (financial offices).

Why Buy? Richmond is one of the most prosperous suburbs in London, has good road communications, adjacent to the A316 and with good access to the M3 motorway. It also has first rate rail communications with a fastest journey time of only 15 minutes into Waterloo. A combination of Richmond Park, wonderful country like environment, the Thames and an attractive town has enticed numerous major occupiers including PepsiCola, Reed and MGM.
